I finally decided to formally introduce myself to the Forums. 

Recently got a home under contract with the plan to BRRRR, home has a renter but only a verbal agreement with the current owner. 

Fast forward 3 years, we finally just decide to manage from a distance ourselves and are made privy to a nightmare. 

Many of the agents aren't even asking for a best and final, Even on all cash offers at full asking price.

This holds the unit for 5 to 7 days until the lease signing, and once the rental agreement is signed this becomes the first month's rent.
