@Frank ChinBased on the opportunity value of cash your equity, if your mortgage free, is most likely creating negative cash flow from your investment property.With the opportunity value of cash at a minimum of 10% for every 100K in equity you must deduct $833/month from your rental income to insure a accurate accounting of your TRUE income.Investors must keep in mind every property has two separate income generating streams.

I have a feeling that they are not accounting for the actual property type, just location and sqft/bed and bath.

I feel like it is highway robbery what painters charge and I cannot fathom ever spending 1700 in materials in such a small property, probably closer to 500 absolutely tops and that's if you need new painting equipment.  

I get bidding probably means something different for you but in this context, a foreclosure sale, it means she will try to buy it at the public sale.I know your feelings are still hurt from my other post.
