@Marek BerrySeasonality does play a part but buying at the right price (with the understanding you will likely have a little extra hold time) will always cancel out the more minor aspects of a deal, such as seasonality.

I really don't understand the law forbidding that.First time in our lives we are in financial difficulty and want to take out a small loan on a home that is worth at least 6 times more and paid off.But if I didn't live in my home I could.

@Stephanie Minor yes, I plan on getting a FHA loan for my first property, I'm looking towards a 4-plex but am hesitant in pulling the trigger due to the extra landlord-y responsibilities that would be involved in maintaining the units and tenants.

I'd structure the monthly payments so that you are making the mortgage payments yourself and giving the seller a little extra that goes towards the purchase price.
