They are slow and methodical and not rushed by the chance of losing the deal.  

Unless you think it will appreciate big time (always a gamble but hey, we all have our methods.)

In my past 3 houses I did a buy & hold approach successfully, so I'll probably stay with that method.  

This strategy should also protect the downside a little better by offering a larger pool of buyers in the future.The way we try to claw back the cahsflow/equity is by targeting short sales or wholesale deals that may require rehab but are priced well below market value.We are not reinventing the wheel, simply implementing a tried and tested method.

I can definitely see your initial concerns and coming from a more media-friendly big city myself (San Diego), i can see where the hesitation may be in exploring a city like Detroit all by your lonesome.I've recently relocated here and the more I do research and  get my bearings, the more comfortable I'm becoming in narrowing down my areas I'd want to invest in.

Then I'd use the other methods provided by the gentleman who have answered prior to this post.

@Matthew Jarrett I have a unique method for JV, hopefully I will be out there this coming month.  

From there I will be building my portfolio with other methods.

It could be a way of avoiding confrontation with the tenants, rather than the " I know a guy" method.
