Make sure the vent cap isn't missing or rusted through on the roof, it will cause drafts and wind to blow out the pilot.Also the newer water heaters require more volume of air due to the addition of a heat sensitive diode to the thermocouple so you may need to ensure good air flow esp if it has a captive outside air feed.good luck

But, in the end, the contract is between the client and the broker and the broker is on the hook for ensuring everything is done correctly, legally, ethically, etc.Generally, you would have an independent contractor relationship with your broker (you'd be the contractor).

My ultimate goals:- To have enough money for retirement to live a comfortable but not extravagant life (new car every 10 years, modest house of about 1000 sq ft, small vacation every year, maybe a slightly larger one every 5-10 years)- To use rental properties as a means for recurring revenue which I will manage myself until I get older at which point I would like to go with a good PM company- To be adequately protected insurance wise- To ensure that my money is working FOR me and I'm not working FOR it- And ultimately to leave the world a little better place
