What i am wondering is if it would be a good idea to start another LLC (currently have one, licensed, bonded) since we are both handling our flip and our contracting work under the same LLC.

The property is in a Historic District in DC, which we are told it would be extremely hard to obtain permits to convert back into a 2 unit property.We have also been told that since there isn't a second door in the front of the property anymore (which with the new laws a second door cannot be added again) and because the basement divider wall has been removed the property cannot be grandfathered into the old laws and we would have to go before a board to be approved and that this would be extremely hard to do.We agreed to buy this property based on the fact that we could convert back into 3 level 2 unit property.

Also, I love the property management company I use -- we have an excellent relationship.SECOND, our previous home (the one we are debating renting or selling) fits the above rental strategy very well.

While we are talking very broad; you will likely finder better cap rates and rate of returns investing in UT/MD over NYC.Have you decided which cities/towns you will be invested in?

As @Chace Fraser mentioned, we are having a BP Money meetup and I personally am a house hacker myself! 

We are not in a rush to buy but we are getting pressure to put 25% down to get the deal (which aren’t even great deals in this market).

Keep in mind that we were in a market that was not normal and not sustainable we are just retreating back to a normal market were market time is normally 90 days for DOM .. that's been more normal.. its not normal to list a property and have 17 offers first day.. and along with that its the time of year it always slows down right about now.. the turn key folks I know though are still plowing through their inventory.. as investors are buying for cash flow and as long as the numbers work they pull the trigger.

We are about two weeks away from completing the renovations and listing the property for sale.Currently I am in the midst of acquiring two rental properties in a Class D+/C- neighborhood.

We are in culture now that insists on right now mixed with just come along and follow my lead.
