Mainly because I've got 4 rehabs going and need to be getting them fixed and sold more than buying more...My timeline is a year and ($6k or so) to get to page 1.There's plenty to read up on that stuff if you've got the time.

There's still plenty of land to develop, and although currently technically in a seller's market (i.e., less than 6 mths absorption rate) there are enough new housing starts that will satisfy overall demand for some time.
