I do understand that it would make sense that I would have implicitly capitalized items as part of the purchase price if the seller had done these things before I made the purchase.

general observations:65k for the items listed is way, way too much. even with the kitchen/bath, i think it's crazy.once you sense there is something going on, you have to let him go. dont jump the gun, but let him go first chance you have.he might put a lien on the house, so be careful there.good luck.

I've seen similar to what John McCombs pointed out; car loans totaling up to almost what the rent was - those are not good prospects.But for people with or without kids, I still use 3x, and then I look at their monthly obligations as itemized on their credit report to see if they are on the hook for something big per month.

I know it's a big expense and it will be a big item on my estimate sheet but I think it's worth it considering the price range I will be able to sell this house in.Also, I've been pricing them out on home depot but I'm assuming that just going directly through a company that installs windows I can probably get a cheaper price on the windows than the prices I am seeing at Home Depot?

Tenants goes up in front of the judge and starts saying all these items are in need of repair.Judge will ask did you give notice in writing of the repairs to the landlord??

There is a clause in the lease that I inherited with the tenant that states if the tenant shall vacate or abandon the premises and leave any person property that such property shall become property of the landlord with any liability to the tenant therefor.I don't know if a clause like that would hold up, and I highly doubt that any fuss will be made over the 3 items but I'd be willing to throw them in the barn out back that is empty for the time being
