I would try to see if your state's Bar or Realtor organizations have similar docs posted on their website.

-Current tenant does not have a copy of the sublease and I never actually signed it-Tenant has had 2 additional people staying in the unit, which is against the lease-Tenant has a dog in the unit, which is against the lease-Leak caused from the refrigerator due to negligence by tenant has required damage to the unit and 2 downstairs neighbors (in August)-Electricity and internet are in my name and no mention in sublease that it will be provided-Numerous complaints from neighbors and broken HOA rules-15 days late on rent payment

I've tried to cut corners with the rehab and get burned by water damage from a leaking roof (safe to say I went over 50% expenses on that property...).

Sometimes there is a minor leak or something but nothing major.

One of my properties has a slab leak in the bathroom.

Work just got underway and master bedroom and bath shows that there is leak which was previously patched going to foundation.

Closing docs or warranty deed?

I've bought all of these guys materials and sliced through their docs. 

This is to allow them storage to keep the place tidy, but mainly because if there is a water leak I want them to be able to kill the water immediately.

Assuming this is the only place in the house where you had water leaking in, the picture you posted is not a huge problem.
