Monthly payment at 1265.Eyeing a local duplex,  good spot in a developing down town with some nice features including fenced backyard and garage.  

You can get comps from neighboring buildings, but they might be newer builds or have nicer features which justify their higher price and an agent would need to help you if your unit would command a similar price at this very point in time.

The other is that a 1900sqft without a garage or carport or porch isn't worth as much as a 1900sq/ft house with a both of those features. 

I've designed it so that only the yellow spaces are to be filled out.

I second setting up designated "open houses" both spread out during the week and that works with YOUR schedule.

Can you recommend if you have any good architect in queens, NY area. we just had conversation with one person in universal design const mgmt LLC. i would preferred if you guy recommend someone. 

There are also other portfolio loans that have this same type of feature. 

So there's little incentive to stay in the bay when their money goes so much further out here and they can get the same nightlife, restaurants, etc.The lack of those "big city" features is what keeps the rest of the central valley lower on the list, as they simply aren't as desirable of places to live (who looks forward to moving to Stockton?)
