Just getting started and need someone to draft LLC documents to get the LLC going (I'm well versed on the debate of the pros/cons of having an LLC).  

As as Stockton MFR landlord I have been debating myself on the "school district" question.

We have debated buying there but I love newer builds and nothing has made sense.

I spend a lot of time debating in my head if I am doing it wrong or if sometimes statements are a little inflated.

I am moving out of the house that I have owned (conventional loan) and lived in for the last 9 years and I'm debating renting vs selling.  

It just makes for an interesting debate becuase this robo-signing fiasco has caused many off-shoot business models that actually work in the interim.

@Chad Urbshott  We were debating - buy a property with small, but still positive cashflow and none to moderate appreciating potential, or with small negative cashflow with greater appreciating potential. 

Hotels are often the shining example of a perfect cost seg, most folks won't get anywhere near the de minimis or other results as you get for a hotel.One day I might want to debate the legitimacy of de-minimis thru cost segregation, but today is not that day. :)Agree on hotels and STRs - cost segregation there is often sweet.
