If you want to go this route I would recommend getting her out for damaging the property and violating the lease agreement (smoke alarms).The lease I use, and all those in our area, reimburse no a prorated daily basis.

I don't expect them to do daily visits, not at all, but I don't expect them to never visit the property, either.It pains me to write a monthly check to them knowing that they really aren't doing much (if anything) and when they are doing it, they don't seem to have my (or even the tenant's) best interest at heart.

Pricing is climbing daily, sub availability decreasing daily, this is common place; you have to expect it and find someone that can help you adjust on the fly to these issues and keep the project moving.
