We stopped collecting late fee and reduced the rent as we were all facing difficult times and agreed in writing once the states opens up we would return to regular rent payment as stipulated on the lease.I required some documents from him to confirm he was out of work and his document showed he's been out of work since November.We've not received any rent since March, i reached out to him and he complained he was holding back rent because there are things in the property that needs to be fixed threatening to call an inspection officer to the house.

Section 8 deals with 1 lease vs 3-4 leases per home.I think I would lean towards Section 8, but was hoping some other ppl who have used this strategy would confirm how hard/easy it is to get the premium rental rates they advertise.

I think it’ll likely get resolved but I definitely recommend that everyone touch base with their lender to confirm if they're working on a deal and specifically ask if they have accepted Freddie's 18 buy back period.This is specific to Freddie right now, I haven't heard Fannie making any changes to its agreements with lenders yet.

@Marian SmithThat is very troubling that your accumulated depreciation is not showing.You normally don't have to worry about that figure as it is normally rolled over if you use the same accountant/software provider.You may need to go back to all the returns that you filed and look at the depreciation taken on the return.If accumulated depreciation is missing, I would also be concerned if depreciation was taken every year...
