In the near term appreciation is not guaranteed, but over a long hold it has been a virtual guarantee as it has occurred for every 12 year period going back to start of price records and the 12 year was the Great Recession. - equity pay down is significant on expensive property.So if using 50% expense ratio, if you are less negative than market rent, you are likely doing better than most local RE investors.  

Do your due diligence on their content first and they will be a good place to start.

The valuations on them appear to be completely arbitrary and in many instances the company seem randomly selectedWe had one recently from someone else who provided the opinion and the comps were 7 miles away and from another jurisdiction - whereas this property while in a more rural area had considerable sales that could have been used.If you use them to get an idea for property condition I find them to have some value but since they have no interior inspection reports, they are at best just a random guess of the value which could be off by 100%

I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now.
