I'd say that I would be perfectly comfortable with a working class property that is just a middle of the road workhorse.

However, I am very concerned about wholesaling the proper way.I've listened to people at seminars, seen wholesale leads bombarding my email, read a guides, and watched webinars, but I can't seem to find a practice that truly seems comfortable and legal.I understand the general process, put a property under contract, and sell the contract.

If you are comfortable you have built in enough reserves for vacancies, maintenance, capital expenses (sounds like most of the major items are new) then it does not sound crazy to me. 

You have comfort with a TK offerer.

I personally paid out a 24k deal to another wholesaler that I was comfortable with.

I don't want to wait a year to acquire my next property through standard financing, but don't feel comfortable structuring a complex financing deal yet.Any advice?

As an aside in an ever increasing scam prevalent culture, several tenants that I've placed were more comfortable knowing that they were working with a licensed professional using standard forms. 

That will put up a guard to keep your personal things out of any legalities done on your business and which is the way to go on forming a business,  Another thing you ought to get any financing so you can include in your offers,  That should make the seller more comfortable with you and your ability to close.  

It took some time to get everyone comfortable with this situation.

That is actually pretty common, but you'd need to find a bank comfortable with that scenario.
