Be sure to check with someone that knows the local STR rules and regulations to make sure you can legally do it. 

My purchase price was over 20 years ago, I do not remember closing costs, have refinanced twice at least and I have been renting it for almost as long. 

So it's maybe not even so much a state being landlord friendly, but more what's the aspect of the county and kind of what's their take on landlord tenant, , interactions, legal proceedings and so on and so forth.

It was known before closing due to the tenant mentioning it, the same time she mentioned the window was broken into the seller dropped the price to compensate.

I have all my bids and estimates from my subcontractors so I'm getting really close!
