We only use VRBO and have the same guest restrictions (min age & nights) our in-season rental is a 1 week minimum also (Summer).   

I am planning to move out of my SFH in the Back Bay area of Portland, ME and would like to rent it out in early summer 2021.

@Pamela Gondeck believe it or not I actually came across a similar issue last summer with a property I was representing the buyer on.

Tenants use radiant heat only, and they now have central AC for the summer.

It is pretty far from skiing so we only really get full summer rentals and bumper months of May and Sept with some in Oct for bike riding as the trail runs right in front of our house.So far we are doing quite well.

a big chunk of the water bill in the summer is the watering of the lawn and trees.

During the summer unkempt bushes blocked my grand view or the parking lot.

@Jason Powell I'm up in NWI and used Real Estate Express this past summer to get licensed.

We found (or they found us) a young family who will be renting for the next few months and then we may go AirBnb for the summer months.Given that our home was never intended to be a rental, I'm not sure how to calculate my rate of return.
