When I decided to sell this property & hired a real estate agent, he discovered that the home was in poor condition & wasn't able to put it on the market at the time.The roof had missing flashing on the gable but the entire roof was replaced by contractors hired by USREEB late 2016 as they insisted that it could not be repaired.The living room floor had soft spots under the carpet & the sub flooring was damaged.

Thus the most important factor in keeping these costs down are getting quality tenants who will stay in the home for long periods of time and take care of the property while they live there.  

All professionals I've spoken to say stay away because it's a SFR.

I have a few units in CP and some in the clay/pinson areaIf it is about to have a turn over then raise it to the 900 or better, if they are staying another year I'd raise it 30-35 just enough to make some extra money while not driving them away. 

I agree with you that it is not an ideal way for a her to get into a home when she is trying to stay ahead with work, all while also taking care of the kids. 

My older sister is already wants to get involved and she's a stay at home mom, so this was a section of the business I was considering having her learn.

I've browsed through the MLS, and from what I've seen houses tend to stay on the market their for a lot longer (not really a sellers market like in the triangle).
