Another concern i have is the backyard has a BIG hill which is pretty dangerous to mow and could be a liability, however i could always include lawn care as part of the rent to avoid safety issues.

this is very tough loan to get and normally happens with friends and family or if you have free and clear property to use as cross collateral.. if you dont have that.then be very careful of fake lenders who will tell you what you want to hear and get you to send money in advance of funding.. internet is full of these types. 

I will say East Nashville might be one of the more difficult areas to do it due to resident opposition.

The reality is that the residents are usually there and willing to share all kinds of things.
