To bring in tiny homes your will need to have the municipality re zone the property and they are highly unlikely to ever agree to that.

I bring 40K to the deal and he brings the lender in his company’s name because he has a reputation with them already.

If you have an ADU on your property that was built without the required permits or inspections, you now have five years to bring your structure up to code as long as the issues are not related to health and safety.

It's probably a good idea if you are getting started, just be able to bring something to the table, either; knowledge, hustle or money.

If you are just flipping 3 houses a year, it probably makes sense to educate yourself and inspect properties on your own, perhaps bring your GC with you if you are using one.

All are currently rented and bring in 4500 per month gross.
