Hi All,Just going through the closing cost details for property #2, and there is a line that says "Personal Rep (optional) $300"  Can anyone explain what this is and whether or not I should actually pay it?

While this isn't to say that you should go with the highest quote, often times hiring cheaper contractors can come bite you later down the line. 

You need to ask your lawyer unless a lawyer from your state is willing to give advice on line. 

I was told by a friend ( who's NOT in RE) that it is necessary, ergo he referred me to Ray Reynolds "the godfather of credit"; however, I am skeptical about the whole business credit thing and putting down 10% for a desired line of credit with-in 60 days. 

Leverage will increase your cash flow income as opposed to losing income as your dead equity is now doing.The bottom line is you are losing money and feeling financially stressed due to the fact that you do not understand how cash and investing works.Without using leverage you are losing a great deal of potential income.

So my practices tend to be in line with the letter of the law as opposed to most agents.  

But, the fact is, they're growing, they're filling a niche, they're expanding their product line, and, these loans offer way better interest rates than anything else you'll find out there. 

If you could find an agent who could still do that, it might help as they could accomplish the payout with a check - which you would have to allow enough time to clear.The bottom line is that Western Union is great for sending the grandkids $50 for their birthday.
