Most of the PM co's I talked to said 60 units was pretty much the bare minimum to bring them in, but 80 was their preferred minimum.

Again, the landlord never renovated, only repaired the bare minimum, and rarely raised the rent.

The second one I barely kept it under budget because labor, good DG (hardscape decomposed granite), Gravel/ pebbles, plants are expensive.It will definitely save in costs over time for buy and hold.

They will be looking for a DSCR on the properties after financing to be a bare minimum of 1.20-1.30Once they get past this point if everything looks good on paper they will make you a proposal and require an appraisal.Don't be surprised if some banks aren't interested.

Otherwise, so long as you don't hit discrimination areas, if they have pink hair, you don't have to lease to them if your guidelines disqualify those with pink hair. :)

In some markets you could get a 2-story house with a big yard for $100k while in LA, for example, $100k would barely buy you a bathroom.

I tried another search with a Detailed Property Type of "commercial - multi-family" and I barely got any results.Can someone please advise on how I can improve my search or on what I'm doing wrong?
