Once you have done this, I recommend reaching out to a few agents and property managers who have experience working with out of state buyers.

I haven't done any direct marketing in your areas, but I do work primarily with out of state buyers - including a few from NY - as a realtor and property manager.

Everything I've read says that you are supposed to wait until the market is a buyer's market but I really want to start investing.I had an idea to build a fourplex and live in one unit and rent the other three.

The property was a "niche" property- high end and gorgeous, but needed a pretty specific type of buyer. 

My primary business model is helping out of state buyers acquire performing assets and then offer management services as well.

I am exploring other options of partnering & owner financing through a private cash buyer, etc. but my goal here would be to use the equity I have in my single family to purchase an owner occupied multi. 

When the interest rates go up a few times in 2018( say 5% or higher), gas price go up most buyers will freak out.

I would like to find an agent in the Harrisburg, PA area who can help me with this and doesn't mind working with a beginner investor/first time home buyer.
