New to Flipping and attempting to assemble a team (Lender, Contractor, Mentor for Advice).  

I really like to used them, but I'm afraid that by the time I get the hang of how things work, I will have used up my 5 attempts

Be advised to verify PM requirements in your State or any State in which you attempt to operate. 

Any suggestions would be appreciated, this will be my first attempt at wholesaling.  

The thing to have done I believe, would have been to hire an attorney in an attempt to have yourself removed.  

My only thought was if we needed it for some attempt at wage garnishment from a judgement, but we just don't (knock on wood!)

Most wholesalers attempt to find a buyer prior to closing their own escrow, so they can assign or double close the deal.

Because of this, it's often in a landlords best interest to attempt to find replacement tenants prior to these folks moving out.You can, of course, remind them they have a legal contract (the lease) but, unfortunately, tenants typically view leases as nothing more than toilet paper.Encourage THEM to begin the process of attempting to find a suitable replacement for themselves. 

No matter what, the tenant can leave pretty much whenever they want and it's probably going to be time & cost prohibitive to attempt to enforce the lease on them vs. just re-renting the unit and moving on.

If the prices are reasonable it makes sense for me to hire a pro rather then attempt to recreate processes that work (also I have little to no experience with Globiflow).Thanks and I look forward to some recommendations.
