Mike Watkins In some states, manufactured homes are considered "non-permanent" housing and can't have the electric meter attached to the structure itself.

I would guess the appraisal would be a strong number to propose to the bank with a good chance of acceptance but I really don't know.I downloaded the "Buy_and_Hold_Evaluator.xls" spreadsheet,  and this is my return if I :Purchase Price: $98,000Rehab Costs: $4,000 (supposedly everything is in working order and have renters in so I'll assume right now that I have to spend $5,000 to fix X)Interest rate: 3.85% / 30 yearsMortgage  $99,888.37Monthly Mortgage: $468.28Rent monthly (2 units): $1,625Taxes: $2,000Estimated Insurance: $1,000Better yet, I'm attaching the results of putting the numbers in the spreadsheet.

@Jimmy Bradford  I think the issue may be the interpretation of the "legal description," on the title report that is attached to the property.If it was financed before it may be that the legal description changed or was looked over to go ahead with loan docs and funded.If I can pull a preliminary title report from your address I can review and let you know if its possible to refinance as is, what your options are, or other options.

There were 2 we probably should have bid on but one showed an owner with an irs lien ( not attached to home) but still not something we felt comfortable taking on for our first flip.

The idea is that assets (houses) in separate LLCs cannot be reached to satisfy a judgment attached to a particular LLC.The concept is great.

IMO, (non cpa, joe taxpayer like yourself),Deducting actual vehicle expense not only requires exclusive use for business, but the vehicle must have commercial signage permanently attached (ie not simple magnetic signage).Life is much simpler taking the mileage deduction and not raising a red flag for operation costs.

I was able to attach both a USB battery backup and/or external power, but had to modify the waterproof case to do it.Also, there is no wireless download of data, so you'll have to pull down the camera and swap SD cards every once in a while as well.I've also used the Dropcam.
