Properties on my watch list basically consist of properties that are assessed lower than the plaintiff max bid.

I would love to know more about the lending process, the assessment of prospective properties, property management companies, attorneys, cpas and business structure.

In Indy, rentals are taxed at a cap of 2% of assessed value....which is almost double what the numbers are you have here.It's possible that the property is assessed in the $30s....and once it's reassessed after your purchase taxes may double. 

Risk Assessment tells me NO DEAL to either scenario.

We see this quite often w/ investors that have determined it's time to get out & if possible they look to liquidate it all @ once.Probably a dozen other reasons to speculate why he's doing it.  

In the last 3-years we have purchased ~3 dozen appliances from HD, not one has failed.
