From a pension fund managers perspective such investments make sense however given the minimal restrictions of individual investors, in addition to your comment, it appears as though investments in such funds/organizations really are very similar to investments in stocks or mutual funds and are therefore equally as passive.

I have watched the gas turn on and appears to be heating the water, however, when i come back an hour later - all is off, so either the gas is shutting off during the heating process, or the water gets to temperature and then everything turns off.

The larger the bank the more likely they are to blow yo off and say "watch for when it is listed"You will be better served by moving on and finding an easier deal.

Doesn't usually appear that tough - but I know contractors vary quite a bit so get several bids if you are hiring it out. and 4% money!

Competing for grants and other monies from foundations and the govt is a whole 'nuther level that requires ongoing efforts by professionals in the grant writing field.The B Corp appears to me as a feel good pseudo entity at this point.

I think you need to manage a property manager, which can be cumbersome and expensive for just a couple of SFR's.Lending is much easier, and is fairly easy to make sure you don't make a mistake and do something prohibited.

It is easier to make a deal on several assets with one manager than it is to strike two deals, one with each manager on several assets.
