I wouldn't fight the appraised value unless you can prove the adjustments or parts of the appraisal were done incorrectly, and supply additional comps to be considered.Rather, I would go back to the seller to renegotiate.

We close on June 1 so I am working through the project planning and queuing up contractors/supplies etc and selecting finishes.

A lot less listing has reduced supply.

Less demand for equal supply means lower rent prices.

In this case, that means following supply and demand levels.

Most people can't get into real estate without having a full time job that first supplies the funds to be able to afford a house.

Provide a curtain rod that they can put their own curtains up (or supply some cheap ones from a  thrift store).
