Hi Guys,So I have come across a 12 unit apartment complex (6 separate buildings, 2 apts each (2 bedrooms) that Im thinking about buying and holding.

It seems as though the west coast has ample access to the JP Morgan REO properties.

It has 1 1/2 baths and both are original and need to be redone, hardwood floors in the bedrooms could certainly use some work, I have to get my floor guy there to see if he thinks they need to be sanded or not, it needs new carpeting in the living room and family room, kitchen isn't bad but we'll be putting granite in there along with new appliances.

If selling to flippers do 3 bedroom min.

A friend of mine is attending Grad School there and was looking at 2 and 3 bedroom places.

I have a 1 bedroom apartment in Worcester, Massachusetts and they tenants say they are moving out by the end of September.

The property has fire damage so the kitchen and a bedroom need extensive repair and update. 

I have this nagging feeling that I am being too optimistic on my numbers.2 family unit, first floor is 1 bedroom 1 bath, has access to basement. 2nd floor is 2 bedroom [1 bedroom plus renovated attic], with small balcony in the back.The whole house is ready to move in, the current owner did a great job, recently she lost her husband and lost heart in owning this house.Asking price is $65,000.This is a small town in PA, population had been stagnant in the last 10 years, only 2% growth.

Turnover can be kind of high in one bedroom units.
