I use the Honeywell 9000 series WiFi thermostats to remotely change temperature settings.I would look up houses on Homeaway.Com that have bookings in the slow hot period and see what amenities they have that are attracting people and see if you could incorporate any of these into your property.Maybe you could also donate a summer week to a charity and use that as a tax deduction?

I didn't buy for appreciation, but today, the appreciation is over 100%I watch the FMV rents and as a marketing strategy, I keep stable rents below FMV to avoid the tenants from having motivation to move elsewhere - - it would cost more for the same amenities and I have a rare commodity - - lockable garages per unit.

"Take your time, think alot" (that is an old Cat Stevens lyric) and go out and study your market super closely, look at the closest comparable units, exactly what they have in terms of amenities, their condition, and look at their price and everything they include.

Say its a class C+ building but you see competitors that have upgraded their buildings to say a Class B through their renovation efforts and see what rents they are commanding for similar year built communities / size / and amenities.
