Additional pictures, comps, and a list of renovations were provided, no costs, just items they would do.

I will probably have to increase my money up front to cover additional rehab costs.  

You can make higher rents for each door, but obviously adds an additional hassle with more individual tenants/contracts.

But then again, since I will now be using some funds from my cousin, I want to be sure that there are no additional criteria or restrictions that I have to consider when structuring everything before moving forward with the plan to avoid penalties.
