This year so far we have wholesaled 197 properties and flipped almost 95 properties with about 46 active projects. 8 of those projects are for Bolthouse Homes and we are starting two more so we will be at 10 active in IL and IN. 

Also is there, in general, a bump in activity/ lease ups in Oct in your market?

An activity you do not want to get involved with.  

There is a flurry of economic activity in pockets of Memphis right now, even outside the sacred loop.  

My client was in HI active duty military and was dealing with the US Bank call centers to get the loan completed.  

I have a great eye for design and would like to be an active partner in projects. 

You won't be able to out-market or out-spend the professionals who have spent years branding themselves as the "expert" in their sub-market.If you spend money, spend it on "active" marketing which gets your face, voice, and presence directly in front of people you may do business with.Think Outside of the BoxDo the things that most people won't do.

Of course, it is an ongoing expense, so if you don't plan on practicing actively then it may be more beneficial to have a Realtor friend to connect with who can set you up with a few searches.
