If you visited that courthouse and went to the property tax assessor's or collector's office, they could describe in detail exactly how you can go about bidding on tax certificates. 

I have family in okc ... i am up by ks, but would make it a couple day visit to come to the meetings.....   

That being said, I always put them through my entire process, credit/background check through my program (don't trust others, too easy to fake with photoshop etc), 3 x rent, license, and than my 18 page lease .

Finally-direct mail campaigns work with constancy. you need to send several mailers - I would suggest giving away some free info on the market to value their home and grab their emails on a landing page. good luck

Scammers are constantly in need to create new accounts and web sites when their previous accounts were shut down from negative feedback.

I have quickly come to realize that if I am serious about putting in time on BP, I must give up a unproductive activity, like trolling my personal FB page.  

But as a BUYER, make sure you can get financing by visiting a mortgage originator.
