Apologies in advance for my absolute ignorance with this stuff.1) We plan to purchase all cash in our names then transfer the property into an LLC that we haven't created yet, less for liability and more for tax purposes (our accountant vaguely suggested we should start an LLC that does really anything so that we are able to write off more home office, travel and equipment expenses that we can no longer do since recent tax changes).

I understand if it was just normal wear and tear but this was beyond nasty and the carpet was in excellent condition before she moved in 5 years ago.

My wife is a realtor so thinking we would drop the 3% commission from closing as a way of negotiating down the buy price since we need our mortgage payment on the new home to remain very close to what we are currently paying today (so that our life living costs remain within my salary/income so not depending on my Wife’s non W2 income Realtor income).
