However, the reward is huge, as we will now be able to afford for me to be a stay at home mom in a high cost of living area due to the net profits we make from our rentals (plus my husband's salary).So, I'll be taking the last 4 weeks of my pregnancy off, making today my last day at work. 

@Eric Harris  This is not  the loan to rehab the property with as that needs cash draws and an exit strategy --- Those get priced as a construction loan and are short term.This loan is the exit strategy to a rehab project - as the loan based on rental income....and a stable lease...not a vacant shell with all the windows broken outTo get a REHAB interest only loan .... will be a short term 12 month or less loan interest only at 10%+ rates....and your skin in the game will be needed to acquire and fix the property.We have a lender that does both --- and that saves $ on the costs as the same final appraisal is used and only one underwrite...but these are two different kinds of loans....with very different terms...The costs of the rehab loan drops with each finished rehab completed....as experience and track record are rewarded.

The AC unit is the oldest I have ever seen in my life (I found out after the snow was gone - shame on me) and needed to be replaced.One of the best rewards is to receive positive feedback from neighbors.

That's just great.You got knocked off your blocks but you got back in and got rewards.

There are potentially higher rewards, but as you would expect the risk increases as well.

This is not some sort of reward designed to keep people paying on time, just something that would be given to current tenants with their lease renewal package and show benefits of signing an extension. 

@Deanna McCormick  the reason you would is because  its the right thing to do.. look at it from the realtors point of view they spend hours and hours working with a client their only reward is the close of escrow.. there is a thing called loyalty..

You could add LED lighting installed hidden away under the cabinets, this provides a great look, extra light for working in the kitchen and adds value at a low cost.If you're looking for new flooring, possibly look into buying bamboo floors as they're popular currently and thus are often over stocked and can be bought from a company like lumber liquidator for around 1/ per sqft.This sink fixture is often the only thing needed for the sink to look new, getting one with a hands free feature would be an added cost item.Another low cost-high reward option would be replacing the counter top and repaint the counters and cabinets.
