I have been studying RE investing for some time (numerous books, videos, meetups, etc) and I am completely hooked.

I would like to pose the question from a different angle: What are the numerous factors that can lead to an overall decline in real estate market?

It seemed like a common theme, for people that were just getting started, to stress about having read so many books and listening to numerous podcasts and still do not know where to begin. 

I know there are numerous financing options available and I'm curious what the BP community has to say about this situation. 

Home Depot is good about dealing with this, Lowes less so, and some vendors just won't do it.Yes, being a fix and flipper brings on numerous business requirements. 

I know, numerically, it’s the right direction but are there any reasons to stay in the lower end market?

This seems to be where a higher density of Airbnb's are due to the state government, numerous Downtown employers and people just coming to Sacramento for various reasons.

I am sure there are numerous examples out there where people went to a $10,000 conference and either did nothing with the information or made the same mistakes they would have made if they just jumped right into it.

I know quite a few lenders in the Triangle - as well as other non-locals that are licensed to lend in NC - but without knowing what you're looking for, there's a good chance I could recommend someone that's unable to provide the type of loan you need...

Your suggestion would make the numerator lower while increasing the denominator.
