Not having an inspection is an excellent idea, IF you want to make a mistake.  

So, I am seeking to join the experienced and successful while minimizing common newbie mistakes.

I have been doing this for almost a year now and can share my mistakes and experiences for you to learn from.  

Just passing the exam and getting a license doesn't mean you should go out and start bidding and doing other people's projects - ask any experienced General Contractor that was brought in to fix someone else's mistakes-I'm a big advocate in something my Dad taught me-"You don't know what you don't know- and there lies the problem."

This is can happen when title companies make mistakes.  

Real estate comes with its fair share of knocks, even the best investor's make mistakes.

You really don't want to make a minor mistake and have your entire IRA disallowed 5-10 years from  now. 

After all the time and money spent, the only person to catch this zoning mistake was the VA appraiser.

Be careful out there; don't let my $3k mistake be your own.
