I am currently renting out rooms to friends (all moving in/out at different times) and need to get a lease together.When I buy my next primary, I want to be able to use my current rental income to get approved for another mortgage.What kind of lease do I need now in order to make sure the above can happen?

I think someone being in an office onsite is key for these types of places.

Location is the key, a lot of investor are learning and getting use to the idea of out of state investing for this exact reason.

You can always move it under a LLC once you close as well. 

Over time I found myself with properties with rents hundreds of dollars below market and tenants who were never moving out because their rent was so low.
