@Robert Saunders Thanks again for the wegollook.com tip...checked them and it is for sure a great tool if you operate in a new market where you don't have yet trusted contacts...they have a min of $500 and charge $65-85 for each visit (applied to the 500)...just wanted to share as it might be useful for others in similar situation.
