The lady told me most of the properties around there operate this way.

We found out that the house was just sold from a neighbor lady.  

Anything less is gambling not investing.

The lady who owns the home called me and really wants to sell me the home.

I would sell 1) to have less to worry about as you start your new career and 2) decades ago I worked with a lady who always tithed 10% because she had promised to if she could get out of her rental property ( maybe a quad) around the military base in Temple/Kileen Texas.

I'd say to get the best value is still a gamble and it's to use their service and sell in a few years before any CapX comes due and sell at the full market 50k-55k.

You don't know if this guy is adopted or a step child or just a really close friend who calls the lady his mother.  

Or is it silly of me to not ask a friend or the lady I've been working with to do something simple for some cash?
