Some strong candidates can't get out to see the property as quickly or get their application delivered as quickly compared to some of the weaker candidates.

The condenser unit being just delivered and being old is a red flag... not many rentals in that class have garbage disposals I would remove that.

Packages are delivered during hours that aren’t convenient or they are just left outside of the drop boxes free for others with sticky fingers to grab and property owners are looking for a solid solution to safely get their tenants their packages on time and safely.

He was part of the team that failed to deliver on time. 

Now the old evicted tenants are still coming over and having packages delivered to the address.

People make it happen for sure, but I've personally have found that working with a solid team delivers much better results and there is a lot to be said for the ability to divide and conquer.Now, of course, if you find that you don't enjoy working on a team, then that really trumps everything I've noted above.

Also deliver a pay or quit and notice of non renewal if it is continuing. 

I got one dump truck load of fill dirt delivered to the house and wheel barreled it around the house.

I've delivered water to drink, cook, flush etc.

I got a dumpster delivered and had the carpet ripped up.
