(for the Dallas, TX areas)  Multiple layers simple means more $ to the crew for tearing it off and more $ toward dump fee's (a lot more weight).

Until now I've been building duplexes in Dallas.

Finding vacancies in Dallas is hard. 

I've been following the markets in San Diego, Dallas/ Ft Worth, and Albuquerque quite closely. 

I wouldn't put Los Angeles and SF Bay as hotter markets than Phoenix, Denver, Salt Lake, Austin, Dallas....and a handful of other markets that are experiencing the same lack of inventory on MLS.

For example in DFW area, we rarely see anyone negotiate these mineral reservations in Dallas County where there traditionally has not been drilling or production activity for the most part.
