How many times can you do that with a contractor before it becomes exhaustive on the investors part?

In an attempt to encourage and support other first time investors out there I have outlined a few of my team members that are currently under contract or recently purchased their first investment property within the last year. 

I have an issue with one of the terms in the proposal regarding limiting liability: "Owner agrees to limit the liability of --------------. and its employees and agents to the Owner and to contractors and subcontractors on the project, for claims in contract, tort or warranty to the sum of the amount paid for services or $ 20,000.00 which ever is higher.

If you have no idea read books and ask contractors.

I was a mortgage broker from 2004-2009, my father is a contractor and I have several friends that are realtors - so, the industry as a whole is not new to me. 

Definitely what I see investors run into most often is not doing enough homework on the back end and getting crazy numbers from contractors that are just unrealistic!

When it comes to a good contractor... there are a ton of them out there.  

Is 60k an actual repair number from a contractor or an estimate you have from your walk through.
