Neighborhood is OK a little old  but very centrally located.

My area is a small rural community in Central Illinois.

Rental demand is only high in Auckland, Queenstown and parts of Central Otago.

Just do an all bills paid and raise the monthly to cover.Or just do what we do in the multifamily space and just keep it centrally billed and charge it back to the tenant.

i can't even get that for a student rental next to a college in central PA. the average income in Shamokin is about 30,000 with 2 areas around 40,000 and one area below 20,000. population has dropped there in the past 10 years. why would someone sell such a cash generating property ?

Been reading that Fresno/Central Valley area might be my best bet.
