I agree I can be more brief overall and with respect to the electrical warning, more general.  

What happens if one of the kids transmits it to a high risk person.To cover my backside I'd probably have an attorney send a warning letter. 

I'll make sure I ammend my practice to send a 7 day notice warning them of additional action as the first step going forward.

you could warn your friend that the tenant can complain to the board of health and it will cost a lot more than just fixing it.

People made bad choices and they told people who warned them to shut up.
