@Andrew Davis I let a great deal go a few months back guess just got a little scared at negotiating a price...i had a friend suggest the same about the seller finance since he owes so little on the mortgage, thanks for that.

Andrew, go to the wholesaling forum and there is a post that is a "sticky" at the top about how to build a buyers list.
