In my market we have brutal winters and hot summers so our expenses tend to fluctuate and I always want to see a T12.If you are able to increase the income and decrease your expense you can take the cap rate from your purchase +/-.5% and calculate your new value.

It also has a smallish ski resort in my town (Mullan, ID), another ski resort 20 minutes away (Kellogg, ID), as well as snowmobile/other winter activities draw in the snowy season too.

Large dogs should not be confined to a 720 sq. ft. space, and should not be left outside especially with winter approaching.I hope this helps.

Account Closed -- I lived in Ludlow (I still visit at least yearly for one of my favorite restaurants) for a couple of years after college, summers are definitely slow there, and winters are busy with lots of out of staters.
