Hey Guys, I am looking at buying a 4 plex multi-family house in SJ and wanted to get some clarity on the Utility bill in rent control units.Land load is currently responsible for the following costs:- Common area PG&E : $1,300/year- Water : $1,300/year- Garbage : $2,200/year- Pay a tenant to push garbage trash can to street $15/weeklyTenant pay their PG&E and Rents, all tenants are almost staying there for around 10 years.I understand 5% max rent increase every year, but I would like to impose on tenant some utility bills to overcome below market price rent.1.

Then when I'm ready, I'll use a bank and finish paying the loan off, which will still be pretty high because amortization schedules front load the interest in the first 10 years.

If you are dealing with an addition built on 12" beams (or if the original foundation is old and not built to current standards), the repair company might not be able to push the piers down to refusal depth or psi due to the beam not taking the load, thus leveling it, but not guaranteeing it will not continue to move in the future, thus not providing warranty.9.

I restarted my loan so I'm paying for the interest that's front loaded and the money is only making 2% in savings while I shop so there is a cost to this method.

Potential issues that you might want to look into are zoning, the structural stability of the building if it is multi-story (flooring, people, appliance add a lot of weight per sqft).Depending on what type of construction the warehouse is (Pre-engineered metal building, block, bar joist, or structural) you might have good luck partitioning areas off for contractors, light manufacturing, etc.
