If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

Look at how long units stay vacant in the market and build that into your calculations.You may also have an initial period after you close where you're removing non paying tenants, so consider that as well.

I pointed out that it was not above and beyond to finish a job they promised to finish the week before and it's not just an inconvenience but it affects my business as now I have created bad will with my tenants and need to compensate them for their excessive time wasted on this.
