If they have renter's insurance file a claim, but I'm assuming they don't have a renter's insurance policy.

File a Small Claims Court Action and go after your rent. 

You cannot rent to families with kids under 6 without a lead certificate on file with the state. 

I've love the  UX/UI and the most dumbfounding thing so far is that two different tenant and a vendor figured out how to file maintenance requests, accept work orders, and enter status updates WITH NO TRAINING FROM ME AT ALL! 

I discovered that the current owner has numerous complaints filed against him from tenants and it paints a vivid picture of him being a slumlord(numerous of post are saying don't do business with this guy!).

I used Incfile.com to file my LLC. 

You can still serve them, depending on your area file the eviction and send them to collections.  

Create one multi-member (e.g. husband and wife) Wyoming LLC as the Holding Company (tax filing entity) that has beneficial interest in the other two Wyoming LLCs. 

If they file for summary judgment in a judicial foreclosure state a lot of info will be attached to the motion.
